If you're thinking of relocating to the San Diego area, then you're in for one of the best buyer's markets to come to the area in years. We all know that the American real estate market, and even extending all the way up to Toronto waterfront condos, has been suffering some tough times in recent months. But it seems that selling prices have dropped more in California than the bulk of the country. Let's take a look at what we're seeing in San Diego market figures and how you can take advantage when looking for a new home in the area.

When starting to look at the figures, San Diego homes still seem to be out of most homebuyers reach. They are being listed for an average of a little under $700,000. Whether you're coming in from Chicago or Arlington, TX houses this is a high number. But sales figures are showing that buyers are paying closer to $300,000 once the deal is done.

Carmel Valley is still one of the most popular neighborhoods in the city and comes with even higher listing prices around $1.1 million. But the average sales price is closer to $725,000. Other districts that are seeing a lot of sales are North Park, Pacific Beach and Rancho Bernardo. Those first time homebuyers looking for something in a more reasonable price range are heading for Mira Mesa, where homes are listed under $300,000. If you're coming from a Brampton house for sale and just want to live under the California sun, this may be the right place for you.

It seems as you go further north in the San Diego area, the more you have to be willing to pay for a home. You're paying the highest price per square foot in Lower Hermosa, at more than one thousand dollars. The lowest price is in Muirlands West at only ninety-seven dollars. This means that there is a home for anyone looking to buy in San Diego. You don't need to be coming from the best Belfountain real estate to get a livable home here.

The average listing and sales prices represents between a two and three bedroom home. One bedroom homes are going for a median price of $170,000 while homes with more than four are generally selling for over $400,000. You're paying an average of $252 per square foot in the city right now. This means that if you're looking for a small retirement home to replace the Rockwood homes for sale you've been occupying, now is a great time to make the move to California.

While many experts believe that the trend downwards in home prices is not over yet, it can't last forever. If you've been thinking of relocating to San Diego for some time, maybe now you should finally make the leap and find your dream home.
